Minutes of Meeting

Board Meeting

The monthly meeting of the Fairwood West Homeowners Association Board of Trustees was called to order at 7 pm on Thursday March 18th, 2010.  Trustees in attendance were Adrian Ryneveld, David Mahowald, Amrik Pandher, Ray Byrd, Pat Wyre and Elaine Diamond.  Also in attendance was Barb Simeona, Association Bookkeeper, and Stan Moe of Fire District 40.

~ MONTHLY REMINDERS ~

The next two HOA meetings are Thursday April 29th
and Thursday May 20th at 7 pm

in the Nativity Lutheran Church main building. 
Please note that the April meeting is later in the month
than normal due to scheduling conflicts.

Minutes of Previous Meeting – The minutes from the previous meeting were accepted as presented.

Resignation of President – Lou Carlascio, President, sent his letter of resignation via email.  He and his family are moving out of state.  Adrian is running the meeting as existing Vice-President.  He noted he will send out an email with ideas and a request for suggestions on how to go forward with chairperson duties.

Fire District 40 – For Fire District news please see the FD 40 report in the Fairwood Flyer.  Stan Moe was in attendance to report for the Fire District.  He reported that it was a quiet month.  There was a shooting in the area about three weeks ago.  There are still 6 staff members at the Fairwood Station.  Homeowners should not see any change in service.

The Fire District is working on getting an email out to local homeowner associations with Fire District news.

Adrian noted that in the past the Fire Department provided services such as safety inspections, smoke detectors etc.  Stan replied that they will do referrals to service providers for the elderly and suggest safety measures for their homes.  They just did testing in the local area for “National Heart Month”.  He noted he will talk to the chief about what services were provided in the past.

King County Sheriff’s Report – No representative present to report.

Homeowner Covenant Enforcement Appeals – There were no scheduled official appeals to be heard.   If you wish to appeal your covenant enforcement violation you will need to contact Adrian Ryneveld and setup a meeting to discuss with the Appeals Committee.  Adrian’s contact information can be found in the Fairwood Flyer or online on the Fairwood Community News website as noted above.

Security – Adrian reported that the contract for the security switch-over from King County to Securitas was signed last month.  The Crest and King County were officially notified.  The effective date for Securitas is April 1st, 2010.

There was discussion regarding the City of Renton patrol area and what is expected of our new security regarding “presence”. 

Financial Report – The financial report was reviewed and questions answered.

Fairwood Flyer survey results are final.  Over 30% of the homeowners responded and an overwhelming majority voted for not receiving the Fairwood Flyer via the mail.  A motion was made, 2nd and approved to stop paying for home delivery of the Fairwood Flyer.

Homeowner’s can subscribe to the Flyer or view the meeting minutes online.  Please read the letter you will receive with your statement in April that has more details. 

It was noted that if you do not have internet service you can go to the Fairwood Library and access the internet.

Ray Byrd was given all of the requested documents to do an internal audit of the association books.

Treasurers Report – Barb gave David the tax documents on interest that were received. 

Architectural Control Report – No representative present to report.

Common Properties Report – Pat reported that she put a new chain on the fence in the park, had the sprinklers un-winterized and the lighting fixed in the front entryway.

David asked why the ground cover was taken out of the island in the entryway.  It was noted that it was not growing so the landscapers took it out and barked over the area.

Community Events – The Easter Egg Hunt is Saturday April 3rd at 10 am in the Fairwood West Park.  Bring your own baskets.

The Annual Garage Sale will be Friday – Sunday June 25th – June 27th.

Pride In Ownership – Nothing until spring.

Covenant Enforcement – The board reviewed all the homes that were previously in process. 

There was one fine appeal read to the board.  A motion was made, 2nd and approved to forgive $50 of the $75 fine. 

Unfinished Business Report – Nothing to report.

New Business Report – We will discuss rental homes when the re-arrangement of duties is finalized. 

Adrian noted he would like to acknowledge Lou Carlascio’s hard work with a gift card and thank you card.  A motion was made, 2nd and approved to purchase a $50 gift card and thank you card.

The meeting adjourned at 8:00 p.m.

The next two monthly meetings of the Fairwood West Homeowners Association will be held on Thursday April 29th and Thursday May 20th at 7:00 p.m., at the Nativity Lutheran Church, 17707 140th SE.
